Is epoxy-coated pipe with Stainless Steel Collar a Right Choice
GBE has been practising in the various large scale repair , renovation, asset upgarding and new development project. We have experienced the entire life – cycle of the property .
An interesting observation was the choice of epoxy-coated iron pipe by many peers . Many prefers this pipe with their specific reason, but seldom can share the issue associated with the maintenance
Below is the footage we made to illustrate the inherent problem of epoxy-coated pipe. The internal lining which was formed by rolling iron-sheeting, was peeled off and physically blocked all the deposit inside.
We observe there are some reasons causing the peeling off. The issue such as mis-alignment of stainless steel collar to the pipe, the imperfect treatment to all the cut edges, wrong choice of fitting and insufficient of pipe brackets.

6 points which Professional Project Manager should know
To successfully manage the reinforced concrete (RC) cycle in building construction, a professional project manager (PM) must be aware of several key points.
1. The installation of precast concrete walls on the floor plate is a crucial step. This not only helps with accurate setting. It needs to be in place at the earliest to free up the working time of tower to serve other trade.
2. The lift shaft temporary platform needs to be strictly controlled according to practice notes. This platform serves as a temporary housing for equipment during construction.
3. Understanding the joist and purlin requirements for the timber formworks in cantilever structures is essential. These structural elements provide support and stability to the formwork system. This also impairs the cycling if it is wrongly programmed.
4. The left-in GMS anchor for the curtain wall must be accounted for. This anchor provides a secure attachment point for the curtain wall system.
5. The left-in GMS anchor for the curtain wall must be accounted for. This anchor provides a secure attachment point for the curtain wall system.
6. The PM should be aware of the location of left-in conduits and box-outs for future trimming bars. These elements allow for easy installation of electrical and mechanical components in the future.
By understanding and managing these six points effectively, a professional PM can ensure a smooth and successful RC cycle in building construction.
GBE sees “feasibility study” as an integrated part of any overall development project. GBE delivers the following “core” analysis in the Feasibility study
Planning restriction and opportunity review
Preliminary sketches highlighting key technical considerations in the proposal
Program and Turn Around timeline
Statutory compliance and hurdles involved
Capex, Budget, and cost calculations
Delivery strategy and the procurement method
Technical risk analysis
GBE also provides advice in the following areas for feasibility studies to tailor to the needs of fund manager/developer/individual/organization
Commercial factors and statistics
Practical usage by tenants or users
Maintenance of property;
Investment exit strategy;
Suitable Holding period from a technical perspective
